My wife and I have an opportunity to purchase a property in South Lake Tahoe from her father.

I don't get the term "DSCR loan"   I mean all loans for 5+ units are based more on the property than the buyer.     

Having said that, I am a bit concerned as it relates to the overall market, especially in class C properties and most especially class C properties in border states.

However, you could buy a property with seller financing.

Congrats on submitting that offer and perusing Senior living, either for you or your client.I have been involved in the purchasing process for several senior living facilities, and work closely with a few people who operate RCFE, sober living, and similar types of properties.From what I have learned, the most important thing to keep in mind when purchasing RCFE properties, is that you are also purchasing a business.

As with any electronic item they can fail, so I keep an extra new lock on site at each property for maintenance to install if needed. 

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.

Are you planning to acquire more investment properties? 

if you're beginning conversations with agents, and they don't recommend that you sign this agreement before the close on a property, is that a good thing or a bad thing?
