I think paying guru's is a much bigger risk as most don't deliver what they promise and my guess is that getting into real estate through turn key investments generally is a losing proposition for beginners. 

But more of a long term proposition—and basically upgrading your rentals to be bombproof.

But looking for answers from the politics as usual status quo is almost certainly a losing proposition.

So I'm actually looking here in the northeast and the particular county I'm looking at holds in person auctions at the courthouse once a month, but after further consideration (and hearing from Randy) I think it may be a riskier proposition with my current lack of experience than I should be pursuing.I'm sure there are opportunities out there but inventory seems to be tight!

Getting other estimates is a tough proposition when all the contractors are so swamped. 

It's a losing proposition long term unless there are other mitigating factors like the ability to raise rents substantially, etc.
