I use Baselane and even though it's very simple to set up accounts and to have dedicated credit cards for each property, I do have to watch very closely that the deposits and expenditures go to the right account so I don't leave myself short anywhere.

The downside is QBO is not set up for REI so you'll need to do that or work with an expert to ensure it is set up for your business appropriately.Buildium may be a good option for you.

I use QBO for my portfolios as well (been investing since early 2019).As long as QBO is set up correctly by someone or a firm that understands what's needed for an REI business it works great (better than the REI-specific software in my opinion).I'm happy to discuss in more detail if you'd like.Here to help!
