Now I found one that specializes in real estate investors that was recommended by an online mentor.

Plan is to purchase a couple homes over the next year.

@Lulu LueHUD has 2 online databases of lenders showing which ones have the most experience with 203k's.

What is your price point and how much rehab are you comfortable with (as a % of purchase price)?

That someone is going to deliver to you, on a silver platter, a property purchase you can simply say "yeah, sure, I'll take that" where you do some paint, carpet, little cleaning and tidying and turn around and clear a $100k? 

Purchase price: $45,000 Sale price: $175,000 I lived here for a few years then when I was married it became a rental.
