I would call it a red flag if they resist giving you everything you request for your DD document list quite quickly, their speed and thoroughness in response to that shows their willingness to sell imho.When you schedule your inspection you want all your professionals there at the same time to go through a single time, contractor, inspector, and any specialists you think you might need like roofer, engineer, etc.Also don’t feel pressured to make your DD and inspection time as limited as is common in SFR, give yourself 2-3 months at least, again, from when they deliver the docs you request.Besides financial DD you want to do physical DD not just on the property via inspections but visiting the area during day and night, weekdays and weekends, to ensure you have a feel for everything that’s happening at different times all the way around the block.

They paid that requested amount for rent and you only delivered X & Y.

I presume you are buying as you need and then those units are being delivered and then installed, as needed when needed... the supply chain would be most important for me.  

I guess you could say I was more of a laborer in everything else we've done together.Believe me, I've asked for a narrowed down list and when I deliver, there's something else I need to add.

If you buy the property and this property manager can't deliver, or BC decides to start restricting Short Term Rentals, boom.

Finally, if they do not leave, you deliver your local version of a 5 day notice to cure or quit, then immediately call the lawyer and begin eviction proceedings.

If, after inspection, you decide you don't think the tenants are a good fit (hoarders, signs of drug use, etc.) you an always put in the contract that the property is to be delivered vacant.

You think they should deliver the letter for free or something?
