Hi everyone,My name is Justin Swaby, and my partner and I are currently building a real estate portfolio consisting of single-family and multi-family properties.

Now we have 6 more properties (multi-families, vacation rentals and commercials) and have started to "figure it out."

I hate to be the bearer of bad news, but off-market strategies typically aren’t the best approach for acquiring multi-unit properties.

Telling you the whole story;  I still see now and then my personal reply to a seller who decides to reply to the multi month multi touch campaings that are built into this creative system, that the system sends out 3,4,6,8 msgs asking in different ways if they want to sell, if they'd like me to call etc etc, so they say; sure whats your offer. 

If your looking for the least amount of risk and biggest bang for your buck I would look for a company that is a reputable turnkey provider thats actually in Detroit and offers things such as an efficient boots on the ground team, all sorts of established local relationships, solid in-house management, an operation that is highly skilled and well versed in section 8, a company that has proven relationships with both out of state and local lenders.
