I find myself in a similar predicament!

@Victor Morales What did you tell the city you were planning on building?

I know it doesn't help the situation but you aren't alone in this predicament.

Logic and the guidance seem at odds right now, which leaves investors like us in quite a predicament...

Morale of the story get a good home inspector, & have plenty reserves.

Hopefully your tenants have a better moral compass than you, and don't do the same thing to you and stop paying rent. 

I just morally couldn't do it.
