For a “moderate “ risk private real estate deal knowledgeable, experienced investor want to see a believable return of 12% +.

@John Ki Passively investing in real estate syndications is a great way to get exposure to real estate investing for those who don't have the time or knowledge needed to actively buy real estate.  

Seeking some knowledge and experience from others that have been doing this for some time.

However, with my limited knowledge they seem like they could serve a similar purpose for me. 

My dad is a long time investor and I've picked a few things up from him, but the majority of my knowledge has come from consuming mass amounts of books, podcasts, and reading the forums here on BiggerPockets. 

I was expecting to speak directly with someone who would be knowledgeable.... all I got was a sales person. 

It all comes down to being interested, not interesting, and constantly adding value based on your market and area knowledge, nothing else.
