Most folks unhappy with PMs are co-managing their rental with the PM. 

Folks with deep pockets are more then willing to buy stuff at 4 and 5% cap rates right now as is.

Hi M,I've been living in Dallas for 6+ months now and am yet to connect with any real estate folks.Maybe I'm snobby and thought folks would just cold reach out to me wanting to connect.But I guess not and it is up to me to hustle others to meet and network.Ahhhh, those where the good old days when I use to hustle others for a meeting... lolI guess I'll just keep all of the knowledge of flipping over 1,000 properties and currently managing over 400+ SFH all for myself lolJokes 😁

The approach they use is from the old days - brow beat you into signing on, VERY HIGH PRESSURE SALES MEN, telling folks they are getting a 50% off the scholarship from $20K price tag, only available during the call.

What ends up making this strategy riskier is if there is an overall market downturn, or a slide in rental price increases, or decreases is rent (ask folks who bought in Detriot in 1999 what happened in 2008 to 2010).

I can see the value there, on the other end it may make some folks think some activities not included are not REPS activities when they might actually be.

Lots of folks here telling you your options but not really being fully honest with you.The time, hassle, effort, money, etc. to sue for performance is likely not worth the hassle.
