If someone is "selling" the idea, I'd say ignore it as you can find out what the deals would be in your area pretty easy with some phone calls. :)

Instead I would install a floor that would hold up to the lack of care that a typical tenant would show to something they don't own or I would install something that was cheap to replace or repair.As far as selling a property goes, is it the investors job to make sure all the finishes will last no matter how abusive the new owners are or how ignorant they are about how to maintain or not destroy the finishes?

Louise, you Have to know what the house is worth, so that you have an idea what you can sell it for, in order to make an offer.The investor who looked at it, probably could tell you were new, and will go back directly to the seller later.I get offers for half of listing price all the time, and I ignore them without a second thought, because I Know what the house is worth.

Now if you go to an auction in a $100K neighborhood and you expect an investor to pay $50K at the auction and you are the only one there and you can get it for $5K, ignore everything I said and buy it.
