Does the Title now need to be changed, or is it as important? 

If i buy the property as myself and then transfer the title to the LLC, it could trigger the pay in full clause.

Depending on how you structure the other parties interest (on title, on mortgage, sepparate agreement, etc.) may determine how they should be listed on the policy or if they should be listed

Otherwise, you can use a source like Propstream or TitlePro247 from a you favorite local title company to research homes on the market with assumable loans. 

I suggest you look for the title companies who handle the loans for local hard money lenders.

Sometimes, when I buy a property, I am ok to have a short-term lease with the owner until they move out, but I agree that there seem to be too many variables right now that add uncertainty to the deal.Is the Title clear?

This officially puts you on title as the owner. 

The title company, lender and realtor where also unaware until closing.  

@Eric George Also contact your Insurance Agent before buying regarding costs & liability (As in an Umbrella Policy) or you may decide to title as an llc.
