This dirt compacted very hard under minimal water sprinkling and had standing water for 5+ hours in full sun 85 degree weather (beneath the standing water, the dirt was relatively dry - so it was holding water, not draining at all).

I'm in a Landlord-friendly state, most tenants respect me, and I document everything to the Nth degree so I'm not afraid to end up in court.

I graduated recently from the University of Missouri with a finance degree in Real Estate. 

Students can be flaky, but if I could offer one tip or advice - find students in a science degree that are in their junior year or higher. 

They only invest in markets below the circle of latitude that is 37 degrees north (The 37th Parallel).

(I plan to purchase, on my own, staging and furniture for a flip, and store it in my large garage and reuse it for different homes)  I have a college degree, but in a different area. 

For this type of specialized tax return, you are going to be much better off shopping for a CPA with knowledge of this specialty, rather than focusing on location.Most of the CPAs here on BP will have varying degrees of decent experience with the SDIRA tax forms so I would suggest you reach out to those folks.
