My only hesitation is the complexity of investing in a property that's long distance from me.

I didn't hesitate to evict them, however I made every possible effort to work with them, rather than just sending a pay or quit notice and be done with it.My position is that I feel like a lot of Landlords are too set on following the law to the letter(which is not bad in and of itself) that they don't take the customer service aspect seriously.

I'm in CA too, so its almost becoming a necessity vs a real choice.......See tons of success on BP......and tons of horror stories with OOS..... turnkeys etc..... makes me very hesitant

@Andrew Boettcher those are the steps I've taken thus far, but when it came time to actually transfer the funds over I became hesitant of how that may come back to haunt me. 

If we assume you get her on board she will always be hesitant.

I understand the hesitation of animals but can guarantee through the lease that if there is any destruction or smell we will cover the cost. 

As former college advisor (in Manatee county) and a current real estate investor I can say, with NO hesitation your college education should come first.

I would remodel this to a high standard with really nice finishes to attract better tenants.I am buying it sight unseen and I am a little hesitant about the area.It's on NW 45th St, Miami.The purchase price per square foot is a mere $65, which is well below the current market average, even for the area.Are there any Miami locals who could chirp in with their opinion on this one?
