As to rehabbers being too busy to search the MLS; if there are few private motivated sellers outside of the MLS then the MLS is where rehabbers and investors are going to hang out.

Instead in the dinky print they got to hang on to a 2 year escrow amount so could not reimburse us till five years later.

When you factor in the time to write ads, take pics, hang lockboxes & chase all the paperwork around I'd gladly pay a full months rent (assuming it was done well).

In my area, a $550 per-unit rent indicates you aren't going to be getting doctors, firefighters and cops as tenants - you'll be getting those people who are hanging on by their fingernails economically.

When such notice is given there are always a few that hang on to the very end not believing the MHP is closing.

Just hang in there and over time you will have equity buildup and hopefully the housing market will pick back up.

IMHO, you should look into some type of systematic roadmap that you can follow in steps to complete your first deal or so until you get the hang of it.

A claim hangs around for I believe 5 years so can hinder you further down the road.
