I’ve handled the sale of plenty of properties by BK trustees. if the court believes the price is fair and there are no objections, the court approves the sale.

We would handle the structure and property design, planning, permits, bids, sub-division (if needed) for the project.

Kentucky, Indiana, Tennessee, West Virginia, etc.A word of warning: don't invest in a market unless you know there is a good PM to handle your property.

If your market is appreciating and you still can handle the work involved, I would hold on and rework the property if needed.

How have you handled similar situations in your rental properties?

My dad told me that after the house had been sold that he realized that together with him doing and handling the business and bookkeeping aspects of the business and me learning the trades that we could become a lethal combination.

While I do have employees to handle other tasks, I do all of my own biz dev. 

They have rehabbed and sold thousands of properties...I think they do a good job of handling the rehab plus they put in "market rate" tenants. 

Their customer service supervisor (who was not one of my old employees) once told me they receive over 1000 tickets a day, had over 2000 in the queue, and there were 10-15 people to handle them all.

We handled everything from redesigning the layout to modernizing fixtures and improving the curb appeal.
