You make such a good point about concentrating on paint, trim, doors, etc …I do this all the time with my rentals - I build to a level I’d want if I was living there, not necessarily what the rent could justify in finishes.I’ve got some issues that are far more important to tackle before the luxury fliers I might take.

I remember the reports of the first cases coming out from Wuhan in December of 2019 ,and obviously since everyone knows there are only 4 comprehensive bio safety level four laboratories on the planet, Moscow, Paris, Fort Detrick-Maryland and of course Wuhan Institute of Virology, and given that there are over 100,000 small town with wet meat markets throughout China, one doesn't even have to ask the question "what are the odds?"

This is of course barring your PM agreement.If they don't upcharge on maintenance, and the rents are still at the level you want, I would get that deferred maintenance knocked out then fire the PM.

Problem here the tenant didn’t declare cats as pets.She ruined the unit in one full year and it took more than $11,000 to replace full floors in two level townhouse plus other water leaks damage.tenant left without telling.Now I am asking property management must visit quarterly to catch damages early on.Ozone machines did not help much.thanks

One other MA change on the health care side is they have lowered lead levels of children on which action from the state will be taken in MA so more people with see health department intervention earlier that has it upsides.
