I don't think I will do Section 8 in the future.

The PO Box mainly won't get used but in future I plan to use the address with any tenents.   

The agreement includes prior and future tax years automatically so as long as I pay the monthly amount the taxes are considered in good standing.

On future deals, utilizing hard money makes the most sense.
