After you complete the renovations & get a tenant in there, it would not be surprising if you could go & get an appraisal and then refinance and extract out most of the renovation expense (if not all, or more) based on the increased value of your property and the new cash flow.Said another way, the cash flow sounds excellent, but don't forget that you are also increasing the value of your asset in the process.
