I saw once where a developer gave the buyer a pass on paying HOA fees till a house was built on a lot. 

I agree with John, we are seeing renovation costs of $150k- $200k for a basement unit and $250k + for a coach house. 

When I tried to get it when my side of the family found out and tried tp take over reverse mortgage payments to bank because she had died it was to late so they sold the house to Hud and then other reverse mortgage companies but a relative still lives there so they can't kick them out.

I'd love to hear others' opinions on this but I am a fan of making the house as attractive as you can to a potential buyer, even if that adds cost. 

I need to redo the roof of the house lift up the second floor, the entire front deck of the house, demolish the old stucco, And replaced a lot of rotten wood and messed up beams.does anyone have any recommendations? 

This facility has 144 Units and a 3400sqft shop house on the property.

I'd also send it registered mail or deliver it to the house yourself. 

But, these broad market studies are so large, they are almost meaningless, in the real world.Between glut of new supply in many "hot" markets coming online, a continually softening economic outlook, inflation over last couple years making day to day items feel cost prohibitive, many average renters are strapped and seeking lower cost housing.  

Don't get me wrong, these types exist, but they don't last LOL.
