The preliminary environmental reports came back with issues requesting that a full phase 1 & 2 were needed (super pricey, and still no guarantee), and that the lender was not comfortable proceeding.

Weather, politics, schools, crime, location of family and friends, employment opportunities, social and environmental aspects, diversity, cultural, arts and entertainment, cost of living, taxes, population density; are just some of the reasons. 

Populations that include the FBI HQs, Redstone, and NASA footprint followed by private sector ventures like Toyota, Blue Origin, and Facebook seem to be fueling said growth. 

The site plan must show the property layout with the footprints of all existing and proposed structures, electrical services, fences/walls/gates, setbacks, parcel area, easements, driveways and slopes, drainage for storm water.

I would still intend to buy rentals but I would figure out what rental strategies make the most sense and buy in a good market with low taxes and a great commercial/business- city footprint. 

also, do you know if there are any major issues like environmental issues etc.? 

Columbus includes a really large urban footprint compared to most cities of similar populations.

What does Subject to Deed Restrictions in Connection with Environmental Remediation mean?

It would pull in 1500-2000 a month in rent.Proposal would be approximately 30x(20-25)sqft footprint. (600-750sqft) Garage/workshop on the bottom, living space upstairs.
