The current thought is purchase a 4 unit in the spring as a primary home and live in it for a year while renting out my childhood home and purchasing another duplex in the fall to put me at 10 doors, then move back into my house at the end of the year lease and after a year in the 4 unit, whichever comes last.

Hey Lucas, I've been investing in Detroit since 2019 and currently hold 12-doors there.I've done it all... buying with tenants, Section 8, full gut rehabs (to the studs), cosmetic BRRRR's, and I even run an STR there.I live in California currently but lived in Troy from 2017-2022.

Your local REIGs will be a great way to meet fellow flippers and look for those that have experience but may not have the PM skills you do or can't find a deal.
