A DSCR 1 ratio is usually required by many lenders for best terms (some require higher such as a DSCR 1.2 ratio) so having a higher rate for 80% LTV makes that more difficult. 

That Township has a very liberal judge who is making it exceptionally difficult to evict.

Yes totally agree, the price of everything has increased making it more difficult to rehab a property and make a decent profit.
