Has anyone used BackFlip to fund any deals? 

STR regulations are getting increasingly punitive in many desirable places North America and this is probably going to get worse because of the shortage of long-term rentals and the increasing long-term rents.

I don't feel like I weighed all my options before purchasing because I was on a tight timeline - so for my next deal this is my question for you: If you're just getting started on your first flip and you had ANY funding source available to you - what would be your recommendations of top 4 funding sources in order of your preference? 

Our son is 23, through a trust we have staged him to get funds at 30 and 40.  

This price range makes cash flow neutrality challenging, especially in desirable areas like beach or lakefront properties.

Additional Details:The property is in a desirable area with good amenities nearby.STR data from AirDNA shows decent revenue potential, but the lack of comps makes me hesitant.I’m looking for a balanced approach that minimizes risk, even if STR performance doesn’t hit expectations.If anyone has experience investing in Cincinnati or navigating markets where STR data is sparse, I’d love to hear your thoughts.

Down side, your 2nd usage of a VA mortgage will run you 3.3% on the VA Funding fee (but it is financed into the loan), unless you get any disability from VA. 

It's normally the desire for immediate income that steers most investors towards bad investments because they are hyper focused on cash flow which is often portrayed differently in spreadsheets than in real life, and should be a consideration but not deciding factor.

@Francisco PineiroYou could call a few home inspectors in the market you are investing in and see if they do draw inspections so you know the items are correctly done before sending funds

You'd be better off building a solid emergency fund and developing relationships with reliable local GCs.
