Whether it's 1 bedroom or 4, the appraiser is there to give value based off their onsite inspection.Very unlikely that you'll have any issue with the city in converting living space to a bedroom.

Hello everyone, hope all are well, I'd appreciate insight on a question- if I take bonus depreciation after a cost segregation study in a year, then do STR and it's just not for me, can I then convert to long term leases the next year and still benefit from the deduction in year one or is that owed back somehow (other than recapture at time of sale) Thanks!

To convert back would take costly new permits and removing an external stairway and door.

The nice thing about listing furnished rentals on long-term, unfurnished sites it that people convert really well on them.

It's been great in years past, however, due to saturation and stricter registration/compliance requirements, bookings have really dried up here and many are converting to longer-term rentals.
