Are you planning to hold as-is and focus on cash flow, or do you have a strategy for infill, increasing rents, or improving park infrastructure to boost value?

It’s just hard to believe so many investors believing that this investment strategy was anything but ridiculous.  

These subject to strategies all seem to risk doing something illegal, not my style or a strategy I would call sustainable.

On paper, it looked brilliant..cheap money, quick turnaround, and a profit projection that made his eyes light up.It taught me that the real risk isn’t just the cost of capital, it’s the predictabilty of your exit strategy.

However, I also think that a lot of people who set out to pursue this strategy miss the fact that it is literally a lifetime commitment to deferring taxes, which by definition means not realizing the gains.

@Khaled El Dorry This strategy is know as a consolidation exchange, and like what @Adam Bartomeo said a single buyer might be difficult to find.

Since your goal is lowering monthly payments for better cash flow, it might be worth focusing on reducing expenses elsewhere or exploring other investment strategies.

It often takes living and breathing the industry around the clock for a few years before you start seeing consistent returns.
