Was there something that made this demo more complex or extensive than what would be expected?

Maybe get an apartment complex? 

I've read the reports that talk about the permits pulled recently and overbuilding of multifamily, but I can't find whether those are big complexes or smaller. 4 units and less would qualify for residential financing, but is there a reason that I can't find anyone else building these?

These are more complex legal structures that can provide even more protection than a traditional LLC alone.

These are both in a beachfront condo complex so when I say right next door I mean they share a wall.

Would it make sense to develop a 200 unit apartment complex if the census data says people are leaving Bremen and not moving there?

I wouldn't necessarily be uncomfortable with that (I would actually be so proud haha) since coops are community-based complexes so their primarily reason for checking the background and financials is to make sure all their neighbors are in a good standing. 

I would avoid anything too close to the Presidential Gardens apartment complex though, that thing has been a mess for a long time.

As in, if I buy low in a complex and make renovations in line with other townhomes in the neighboring complex that are selling at a higher price like the example I used earlier, does that not matter because they’re in different complexes, and that has its own value in and of itself, even though they’re now the same in terms of style/updates, sqft, br/ba, etc?
