The comparables for the resale on this home are in the 825k - 850k range which of course, makes this guy happy :)  ITS an UGLY DUCKLING and I love ugly ones that need improvements THUS adding value when we improve the home AND increase the ROI from the monthly income standpoint as well. 

What is the LOW HANGING FRUIT for things I can do that comparable properties may not have?

These types of properties typically require less hands-on involvement compared to larger, more complex investments.

Obviously,  your cost of entry will be a lot lower out of state compared to Hawaii. 

Can you give me an example of a deal you've done in the last year so I can compare your numbers to the markets I am looking at?

But I tell you what, I'd rather have 10 small free and clear homes that are giving me cash flow each month, compared to a riskier investment.
