A local BOCES college built a 900 sq ft 'modular' home & auctioned off for $42,000 & I bet we could have built it for half that.

I have just graduated college and am wanting to get into real estate.

I have heard of thermostats that you can install that have a minimum temperature setting (say, 50 or 55 degrees F) to automatically turn on the heat even if the tenant doesn't have the heater on, and we'd like to put those in to prevent frozen pipes. 

But also do your own due diligence and understand, to a degree, comps and what's realistic.If you're working with a wholesaler, they will likely inflate ARV's and give you bogus comps to support it.

I'm a senior in college at Pepperdine University in Malibu, CA, planning to venture into real estate after graduating.

So I'm familiar with managing rentals (even remotely, as I still helped during college) and am hoping to get a good cash flow rather than appreciation.

I want to learn about rental properties as well as fix and flips to maximize my knowledge after graduation of a chemical engineering degree next year.
