if we choose sub contractors for each work and we manage all the work independantly then need to take insurance is that correct ? 

I like the exclusivity of it and feel I get better deals than those offered by real estate agents.  

@Nick Zupec  the background check is transunion ,  I believe anyone using transunion has these exclusions. 

I'm not an attorney so can't explain why he didn't like that.Since I live and own in business-friendly states, I don't worry too much about which one I choose.

If the lender contests the funds release and don't choose to release the escrow funds back to you, it can get tied up in litigation and after 3 years will be surrendered to the state by the title company.Your best bet is to go with a legitimate company that will be up front and transparent with you about the terms and costs before you are already committed.Seems like everyone is telling you the exact same thing so I really do hope you make the right decision here.

Just ensure you’re entirely comfortable with the long-term commitment and the specific REITs you choose.

We get a trim notice around this time of year where you could argue the case your taxes are too high if you choose.

Agree with much of what's been said, but especially the notion of choosing your investment class first AND your goals...are you looking for income?
