Preety much both bathrooms have mold and cabinets are all destroyed with water damager etc so we have a lot of work in 10 of thousands of dollares.

I believe any value add could be done to the kitchen cabinets, appliances, flooring, and adding a fence.

Light fixtures, door pulls, tile work, counters, cabinets, and so on. 

We upgraded the carpet to vinyl flooring, did a bunch of treatments for the smoke (vinegar, ozone, Killz), repainted the cabinets, and installed some cheap upgrades throughout.
