I love the oil-based poly, mask on, getting down on the floor and brushing on a diluted sealer coat and then a first coat, then a last sanding with 320, vacuum, wet Swiffer, dry Swiffer, and then the second coat painstakingly applied.

.$500 cashflow is projected for when I leave and worst case scenario have to set aside alot for capex and rents stay static etc.
