Some great advice here.I would also like to ad that I buy full kitchens and bathrooms off craigslist and offerupnow for a fraction of the price of installing a brand new one.I only buy materials which look new.Recently I bought a kitchen with granite bench tops and all appliances for $700.

Buyers ONLY pay top dollar for a finished product.A busy street will discount some but I feel you have a lot of other issues with this property that are more pressing.

Take a witness and a video camera if you're pressed to get in.

You would be hard pressed to find a lender to loan you the other 12% of the downpayment if it needed to sit behind the sellers 1st owner financing.How motivated is the seller?

It seems like it would be good press, good education, and good times if we did a get-together.

I belong to several and until you develop relationships with someone, you will be hard pressed to make this attempt of free mentoring happen.
