People do make mistakes when they are young and stupid, and it's a shame that they are basically branded for life over something that may have happened a long time ago.My take on it is that I'm ok as long as the jail time was a long time ago (10 years plus) and there's no evidence of more recent problems.

All lending laws apply to trusts as much as any other entity.Properties in trust can be partitioned by the court and you're subject to all liens, encumbrances and title actions as if it were in your personal name, a trust doesn't block any title action.A trust used as or deemed to be a sham transaction or a ploy to avoid responsibility for bad conduct will probably be more of a problem, I don't think judges like to see sneaky stuff.Equity stripping?

Rent Guarantee Insurance is sort of a sham, you have to have a tenant with good rental history, very good credit, etc and they pay $250 for the policy.

You can have a bag of worms there accounting wise, taxable income from your payments, taxable income from the use of company assets to owners/employees of company assets, using a sham transaction so that you can declare depreciation won't look real good either.

It's a shame because  often (not always, but often) the SFH investors are either starting out, or have less capital to invest in commercial or larger assets, or they are in the construction business and bust their butts to renovate houses and hold and lease.
