We must manage Tenants, Contractors, Architects, Engineers, Vendors & Suppliers and even to a certain degree Property Owners... at least to help them maintain realistic expectations in full view of ever changing market conditions.We charge a % of rental income that is competitive in our area and we do charge a nominal Leasing Fee that is a flat charge but works out to be approx. 1/4 - 1/3 of typical first months rent in our area.

If you haven't done it before, go find an experienced developer.If it was as simple as getting dirt and then building and lease-up, it'd be easy.However, there are lot of soft (aka go-away pmts to govt) monies and you need to get a good GC and architect to get you plans together.If it is your first, buy an existing MF and learn as much as you can - Much less risk.

If you're taking down walls, or doing extensive plumbing (like adding w/d) they might get the building architect or engineer involved.

Given what prices are like for rentals in NYC this could make a lot of sense to do but you'll need to get an architect if you are moving walls and reconfiguring apartments.
