I'm renting out a fully furnished renovated 3BR 1.5 bath townhouse in Philly, advertising on AirBNB and Furnished Finder. 

letting owner set rent.. some owners are simply not realisitc and its a waste of a PM's time to spend money advertising and showing a property that will not rent becasue the OWNERS criteria says it must get a rent that the PM expert knows is above market or not achievable.As for communications I think there is a very fine line on this one..

Hello I am just finishing up a rehab on a property in Denver and I will be advertising for some tenants soon.

I'm working with some colleagues to tell the story of how real estate and multifamily syndications didn't work out as advertised for many investments made during 2021 and the first half of 2022, before interest rates took off.

I would also just make your advertising and online presence very loud and clear that you are an 'Investor Friendly Agent', or 'The Investors agent', or ' The Investor Specialist. or similar....
