Without success in real estate and BP forums/education, I'd still have a job. 

Appraisers do not like being told how to do their job!

I am local in Arlington and do pay significantly less than $200/pier but I have developed a strong relationship with my foundation contractor and give him multiple jobs a year. 

They did a great job.

I had my hands on way too much as usual, and as always, the amount I saved in doing so was probably negligible when considering the opportunity it cost my in my job as a Realtor.

I did qualify I quit my job last month to focus more on real estate investing, and I want a GC license so I can contract my own builds.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

I know that the new bridge is going to bring in more jobs to the area along with that Tesla Factory.

I have seen too much of how bad of jobs contracts can do when left to their own devices.
