I'm currently going through this with one of my clients.

I'm going to try leasing the place out myself again, but if I'm struggling, I will hire property manager. 

I'm still using it for flips and other investments but not trying to be long HELOC loans as 10% is still expensive money.If you want to talk more, I'd be happy to have a conversation.

My wife and I have one rental unit and are trying to move toward our next property, but still are trying to learn more and find additional ways to make some side income to speed the process.

Not sure if you use a PM, but my software tracks the policies and lets me know automatically if there is a lapse in the renters policy, so that we can try and avoid this type of scenario.
