They said frozen dirt is almost impossible to put back evenly and I would have to pay for the touchup on the yard in the spring if I wanted it.

As a matter of fact, I have two tenants that moved out last year. touch up the paint for me.One property, I have 48 showings in one week.Meanwhile, I have another investor friend that have properties in the older area, he was facing quite a few problems.I honestly think you have to establish the communication between you & the PM, he/she can be workers for the company; but if they are on your side to help you solving problems.

You can use 3M Command products to hang things without making any holes in any walls; of course, there are weight and shape limits to using those, but no extra touch-up required afterward.
