If the landlord draws a lawsuit while acting under the cover of the management company llc, wouldn't he or she prefer not to have privity with the llc that holds the title to the properties?

Personally if I don't have rental history within 3 years for a potential tenant and they say they own a property - I verify the address and name on title with the county that the property is located in (most states this info is online through the county assessor's website)

Keep in mind though deal came to me on Wednesday Thursday and had to close on a Monday one of the reason I could do it that quick of course title was all done so I just reviewed title policy( dont need a lawyer to do my deals with my experience) etc..

Then if you want LLC as asset protection, you have to transfer the property to the LLC to hold the title.

If you wish to purchase property using the LLC then you must take the title to the property in the name of the LLC and use it's EIN for everything related.
