I'd take care to remove valuables just in case.Call the listing agent (and their broker) and let them know that you need 24 hours' notice for any showings and the people must be accompanied-not left alone.

Be careful of hyperbole.To invest, when the rubber hits the road you need traction. 

This means the crime level shouldn't be high, the median income > $40K - $45K, and there should be enough homeowners in the neighborhood.What else I should care about?

At the end , they don't care as they negotiate down with the seller.
