Very good information, and I love the concept of working with more 'institutional' type tenant organization reps.I had one quick comment about this that perked my attention regarding the discussion during the Fire Round, of making offers direct to banks vs. using a broker. 

Also, in primary markets, you will find a high degree of institutional demand for parks, so when a deal comes on the market you will have a difficult time competing with that institutional buyer. 

Also what kind of people/institutions should i be talking to?

My question is: Is this normal NOT to show sales data when between institutions such as banks and HUD/VA?

One of the towns I'm in has recently instituted a 2 year inspection.

Their deals appear to be larger institutional deals with higher minimum investments (usually $25k vs $5k for many of the other sites).

Is it possible to contact a financial institution who does SDIRAs and ask them to reach out to their clients about possibly investing in real estate? 

Thanks @Dmitriy Formichenko and @Joe Homs - I did see the referenced banks when I setup the 401k, was thinking since my other business accounts are already setup with Chase (and needed to setup my new LLC account over there) would make sense to keep them in the same institute - so much for that thought!

Speaking of which, if you don't use income minimums, immediately institute 3X or 4X income requirements.Having the income requirement coupled with the no co-signers policy should eliminate most students from qualifying for your rental. 

Some of the consumer models will not produce the same scoring as the institutional models.
