Make sure the water moves away, even if you have to build a french drain.I wouldn't waste time on paint, which simply won't stand up to water standing against the foundation.

@Gordon French I never heard of the GRM before.

I'm hoping someone here has a good recommendation for a property manager that services the French Quarter.My father and mother-in-law live Uptown and have a one bedroom rental unit in the French Quarter that until recently they have managed themselves. 

Repairs are also quite low, I had a French Drain installed last year from the back yard to the front, and total cost was $800.00.

(No gutters and no french drains.)

I'm a regional director for a healthcare company, most stressful job I've ever had, I feel like I've aged 25 years in 1 year lol. and @Scott French I managed to get out of school debt free, not even a car payment or credit card... lots of part time jobs, even worked nights at target... which blew by the way.

Could you put in french doors and have  a open space feel, but could be closed off and used as bedroom if that would bring in more income. .

We had some work that needed to be done on the property like a French drain to help with drainage issue and some optional work like new paint and some nicer doors that we felt we wanted to do as a family would probably be renting here and deserved a nice place to live.
