Unless you are renting rooms in a home you also occupy, L-T rules apply - otherwise, most states allow boarders to come under "innkeeper" laws.

ALWAYS, ALWAYS, ALWAYS deal with a deliquent tenant ONLY when you have a court date...delaying filing the proper pay or quit and eviction court paperwork ONLY benefits the tenant.If you want to stay a landlord, get a good L-T attorney - NOT a real estate attorney - and follow what the attorney does and go to each and every court date so that you learn what to do and how to do it....most states are fairly easy and the court paperwork is available online...just learn the ropes so you are not so fearful and don't loose months of rent to a "professional" tenant in the future.

who wants a tenant/buyer who can't come up with money down.with my limited knowledge of Lease Options, i also know that if you (as seller) have a mortgage on the property - this is a contract for sale - thus any Lease option would violate your DOSC, and vise versa, i wouldn't enter into any L/o with a seller who has a mortgage on the property, unless he could prove to me it will not violate his mortgage agreements.also, you record the L/o because it protects both you the seller and the buyer.

Center islands can be attached on the tile by a inside perimeter box out of the cabinet in 2x4's using L anchors or liquid nail and then cabinet dropped over it and nailed, toe kicks installed.

you get alot of advantages from them in terms of appreciation, depreciation, amortization and of course, IF YOU BUY RIGHT, C A S H F L O W.the problem with "flips" is you can buy it, but that doesn't necessarily mean you'll "flip" it.
