I have rental house with a separated detached apartment above a garage that I plan to sell.

This building should fall under that, but since the upstairs apartment is gutted, would this property still qualify? 

Fully furnished apartments were showing up for less monthly rent than long term unfurnished places.

Don't just look at fee structure, however that's a part of the equation.

It's odd really, the prices go from as low as $1700 for an apartment up to $2300 for a SFH or ADU.

I don't want to be stuck in a property but I also don't want to keep paying these outrageous 1BR/2BR apartment rental prices when I can have a home of my own for $100 - $200 more a month and actually own the asset in the long run. 

We just had a 100+ portfolio fall apart because of silent seconds upon refi to achieve a bail out.
