@Dev Horn I'm curious what your success rate with closing deals is with the shared mail vs YL/PC

At LendingHome, we charge a $199 application fee ($299 is the loan is brokered due to the sell-through quality of loans) that covers the Desktop hybrid appraisal as well as other fees that are incurred when the loan is submitted: AVM, Property Profile, flood cert, etc.

I have used a PC and MAC and both have various issues...I have also used and tried--Firefox, Chrome, Explorer and Safari.

I was happy with the PC's.

Does it matter if I use the online software or the desktop software?

I am thinking I will go with QuickBooks but was wondering if just getting the desktop version will be okay for my first year of owning a rental property?

We're doing a great job of PC in this country, dumbing everything down to the absolutely lowest level.

What do other iPhone/iPad exclusive BP'ers use to create a web presence for their properties without a PC?

This may be one or a combo of the following - outside review / measurement appraisal desktop review - finding comps in the area and moving forward with some assumptions regarding the quality of the interior of this property while also referencing time stamped photos taken of the remodel of the interior.
