just purchased an updated three bedroom two bath ranch with two car garage nice back patio with hot tub and although not on Morris reservoir it is only three lots over from a deeded boat dock that the tenants or Airbnb customers would have access to.

I'm in the same boat here on the 1% rule.

If enough people do it, maybe the ads we see on this website will switch from being 100% REI stuff, to having some ads for boats, vacation spots, and fancy wine/cigars, in the mix. 

After doing so, I should be able to cover all my expenses, set a more comfortable amount of money aside for reserves, and take a healthy monthly profit from the rental income.However, I have delayed turning over the units because I'm nervous to rock the boat with the tenants in the current climate with eviction moratoriums and, from what I'm reading, delinquent courts in many areas even when evictions should be legal under the moratorium guidelines. 

As a newbie, I lack credibility and track record obviously; that being said, would it be best to look for partners in a similar boat (with high work ethic) or work with more experienced investors who’s looking to add someone on their own team?
