So options 2 or 3 are appealing in that sense, but I am trying to figure out if either of those would make sense given that the monthly payment would go from $1,450 to probably around $3K or more, making it a) hard to afford and b) even harder to save/grow our portfolio.

He gravitated to choosing low life tenants (PM didn't care) & kept the property in very poor condition so the place definitely didn't appeal to a better class of tenant.

She still wont sign.. title company now wants an amended order from the judge which was another legal bill. and the title company wanted 90 days to pass to give the lady a chance to appeal.. that all pass's and we finally close Lady never did sign .. and title company just fed exed her proceeds check to her.. we then had to evict her that took another 6 months in Portland.. and after all of that we demo's the house.. but we had 3 lots underneath it and now there are 3 new constructions there..

One offer with conventional financing and another higher offer with seller financing.This way he looks at the higher dollar figure and is more appealed to that offer.As suggested - it also helps to provide pros/cons for the seller to do seller financing.He might find it attractive if he is nearing retirement and still looking for an attractive rate of return via the interest rate on the seller financed note.
