Auction LLC is "suggesting" a price of around 200,000 (probably because of all that need to be done to update)however, it is in a very nice area, near a popular park.

You can do 'in-season use' during the week, and not give up much income either, as weekends are always more popular anyway, you pick which days your unit is 'off the market' and they just make your unit 'booked' in their hotel system those days.2% rule is so far away I'm ashamed to ask about it.Cost: 195,000Annual Costs:Taxes 1633Gross Rents 2012: 24,300Annual Condo Fee: 6000Pay 22% to the front desk: 5400Pay maid fee for booked nights: 2000Pay parking fee for booked nights: 1050Electric: 1200Netting: ~7200/year or $600/month for P+Iso... to get to cashflow neutral ASSUMING NO ADDITIONAL REPAIRS(which is quite a bad assumption).

the cons with it is that if you stay in it long time, you could end up in a negative equity situation..because your payment is lower then the p&I and ther is no principal going towards the balance..that is if you continue using or paying on the neg am choice..the option arms and neg am's are really popular in California..but their making their way across the u.s.

You may havea hunch that your deal will be interesting to investors,but until you have a prospectus with pro-forma numbersyou do not know how many investors will be interested.He is now in the "fund raising" period, looking for investors.If you are financially able to invest, you would request theprospectus and then invest if you like what you see.You would be part owner of a retirement village in SoCalcomplete with golf course, etc.No I understand the process of building the plan and then looking for money I am planning this same type of deal with a popular down south business to bring up to my area, the point that I am asking about is when planning I should have an IDEA of who I will pitch my plans to, from this post it seems like this guy doesn't have anyone on board and is almost lost in looking for investors and if he works for a RE development group he should at least have a few "pocket" people or groups that will get him started with the funding.
