This article, written within the last week by an Australian, corroborates what veteran American economist John Mauldin (who predicted the last Great Recession, albeit his prediction was a bit earlier than when it ended up happening ) has been saying for a couple months now: there's another train wreck coming, but this time the epicenter will be from the high-yield corporate debt world vice residential real estate. 

Thanks @Caleb Heimsoth, I figured from the start I had to honor their lease I was more concerned about not having a move in checklist, and the fact that I plan to raise the rent $150 and kick them out of the garage scares me that they could wreck the place because there’s is nice move in checklist.

I just went through that and tenant wrecked the place on her way out somehow thinking they were getting back at previous owner?

This is not true and I will explain why.Can you provide a realistic annual maintenance cost that applies equally well to the two vehicles below:One is a new economy car and the other is a wrecked Humvee.

But then again,  a car that has been in a wreck is forever tainted,  regardless of how perfect and documented the body work was to repair it.  

Beware of “special assessments” which can creep up out of nowhere and wreck your whole year if you don’t have some cash reserves.Option 2 - Best Option IMHO.

Don't overdue it, or you'll be bummed when you look at how much you've spent, and even more bummed when a tenant wrecks it!

The house is a wreck, but also totally salvageable. 

The house could be a wreck and the price is low, but the repairs are high.

So often I'm called on to save deals and its like arriving at a train wreck!
