Very few people are geared up to transact in English or Spanish I would expect.

But I pivoted quickly and treated it as a business and it kicked my growth into high gear.

Wall street Oasis also but that seems to be geared more toward industry insiders than from the LP perspective.   

I know you mentioned to use the LLC/lien method, which I’ll more than likely be using, (and my 2nd question IS geared towards that method) but is it still possible to use the “Buy cash, delayed financing method” here: buy/purchase a SF with “cash” (private/hard money lending to my LLC), include the repairs on the HUD (contractor invoice) and recapture the total purchase plus repairs with no seasoning, provided they meet 75% LTV of ARV?

That got my gears turning that led to selling fractions of ownership of our LLC that owns this unit outright.

This is just my opinion because in over 18+ years in banking I have had thousands of customers who started off doing fix and flips change gears and then buy and hold. 

I've even had a Vietnamese co-worker who doesn't speak much English mention a business venture together, teaching what I do. ( Coordinate Measuring machine programmer - Zeiss Calypso and gears.)Unless I become very wealthy fast, the plan is to move to a tropical place for a while.
